You will be paying a yearly administration fees and you expect that the common parts of your block are administered properly. You would also expect that the administrator deals with any project related to the common parts, such as internal painting or façade renovation.
However, the yearly administration fee will only cover the regular administration tasks that must be done every year, such as organising annual general meeting, collecting funds, paying bills, organising cleaning, lift maintenances, insurance (where required) and ordinary maintenance (door fixing, light bulbs replacing, etc.). The time spent by the administrator on providing assistance on other projects will be paid separately.
Before appointing a condominium administrator, you must know how much the yearly administration fee is, and what is included in this fee, and what are the charges for extraordinary projects not included in the yearly administration fee.
When it comes to extraordinary projects anyone understands that different projects require different time to manage, therefore the cost payable to the administrator would vary from a project to another. However, you must have an indication of how much you would pay before starting a new project.
Professional condominium administrators will be transparent in regards to their fees, either clearly displaying these on their website or stating them in the initial proposal letter when appointed as the condominium administrator.
