The Condominium Act requires every block with four or more owners to have an administrator, to ensure the smooth running of the maintenance and up keep of the common areas within the block.

We can act as your block’s appointed administrator (“condominium administrator”).

We understand that the standard of the common area is essential to the owners or tenants to have an ordered and clean living environment and we ensure that your condominium is maintained to its maximum level of upkeep.

CONDOMINIUM ADMINISTRATION FEES (EXCLUSIVE OF VAT)

Yearly service fee: €125 / apartment
  • Planning and chairing the Annual General Meeting, and circulating meeting minutes and decisions
  • Drafting estimated annual budget and apportioning the costs
  • Collecting the annual contributions from the Condomini
  • Arranging payment for bills related to the common parts
  • Co-ordinating cleaning and general upkeep of the block (ordinary maintenance)
  • Monitoring lift compliance and maintenance
  • Taking necessary steps to have in force an adequate insurance of the condominium when the Condomini so agree
Condominium Rules: €150 + Land Registry fees
  • Drafting the Condominium Rules
  • Filing the Condominium Rules with the Land Registry (A registration fee of €5/apartment is required by the Land Registry).
Administration registration: €75 + Land Registry fees

Completing and filing with the Land Registry the necessary forms for administration registration
(Land Registry requires a Site plan, which costs €6, and a registration fee of €5/apartment)

Opening of Condominium bank account: €75
  • Filling in the necessary forms
  • Collecting and submitting the required documents to the bank
Transfer of ownership for common parts’ utilities bills: €75
  • Filling in the necessary forms
  • Collecting and submitting the required documents
  • Liaising with ARMS to ensure the transfer of ownership bills
Extraordinary Meetings: €50 per hour

Planning and chairing of Extraordinary Meetings, and circulating meeting minutes and decisions

Extraordinary projects: €50 per hour

Arranging and/or supervising on-site projects, other than ordinary maintenance (e.g. plastering and painting of shafts, internal areas and façade, drainage unblocking, installing/ replacing intercom system/ CCTV/ fire alarms, installing/ changing of lifts, etc.)

Assisting in insurance claims or legal matters: €50 per hour
  • Drafting letters and/or filling in forms
  • Collecting and submitting any required documents
  • Liaising with insurers/ legal representatives
Handover: €50 per hour
  • Obtaining handover from previous condominium administrator
  • Checking previous accounts, if needed
  • Obtaining handover from lift installer or property developer where safety lift file has not been obtained from the previous administrator
  • Dealing with lift items that should have been in place at the time of issuing the final inspection certificate
